The real estate market in Berlin has started to pick up noticeably over
the last 12 months, with a flurry of foreign investors swooping down into
choice projects, paying more than market value, while 10-year interest rates
have spiked from an all-time low around 3.7% in Oct. 2005 to 4.5% in May
2006. A weakening dollar and strengthening Euro help to make the case, as
do a variety of state tax perks.
The transition that resulted from unification and the redesignation of Berlin
as the official commercial, administrative and governmental seat of Germany
has had a very noticeable effect on the city's real estate profile. The
transistion is all but complete. Berlin is no longer the largest construction
site in Europe.
Along with its numerous cultural and scientific places of interest, Berlin
has excellent facilities within each of the 12 districts that beckon expats
to find a home here, or invest in both commercial and residential properties.
Berlin's real estate market is showing excellent potential, and if things
go according to schedule, the market should start to boom as Berlin truly
develops into the bridge between eastern and western Europe.
